The Original Oak Floor Is Worth Saving
Maybe the finish has gone flat and dull in the spots you walk most. Scratches catch the light by the front door. The whole floor looks tired, even though the oak underneath is still solid. And if you're about to move in, you want it fixed before you settle in.
You may not need to replace a floor like that. We've refinished hardwood floors across Stamford and Fairfield County for over ten years, including older homes out on Shippan Point near the Stamford Yacht Club.

Project Spotlight
Location: Shippan Point, Stamford, CT
Service: Hardwood floor refinishing, entire first floor
Wood: Random-width Oak
Stain: Dark stain
Finish: Water-based Satin
Also done: New floor vents
Timeline: One week, start to finish
Before / After
Before we started, the finish was worn out. From the foyer on, the oak looked dull and scratched. The oak itself was good. It just had no protection left and no shine. After one week, the same foyer looks like a different house. The dark stain gives the oak a rich, deep color.
The random widths read clearly now, and the old nail heads show up as part of the floor's character instead of hiding under a tired finish. In the dining room, sunlight through the big leaded-glass windows lands right on the new satin sheen.
Replacing a Few Boards
A few boards were too far gone to save, so we replaced them before sanding. That way the whole first floor could be sanded, stained, and finished as one floor. We also put in new floor vents.
Serving Homeowners Across Stamford and Fairfield County
Shippan Point has a long history on the water. It's home to Marion Castle, a French chateau-style house on the National Register of Historic Places. It also has two yacht clubs: the Halloween Yacht Club and the Stamford Yacht Club, founded in 1890. Plenty of homes here are older, and their floors often carry the same kind of history this one did. We also refinish floors in other parts of Stamford, from the early-1900s homes of Revonah Manor to houses in Westover, Turn of River, and North Stamford.
Dark Stain Across the First Floor
Once the oak was clean and smooth, we applied a dark stain across the first floor. On random-width boards, a dark tone pulls the room together and makes the old nail heads look like they belong.
Satin Water-Based Finish
To protect the floor, we finished it with a water-based polyurethane in a satin sheen. Satin has a soft glow without a mirror shine. Water-based finishes also tend to dry faster and smell less than oil-based ones. That helped keep this whole job to one week.

FAQCan an old oak floor with a thin wear layer still be refinished?
1
Often yes. A careful contractor uses lighter sanding to remove the worn finish without cutting too deep into the limited wood left on top.
Every older floor is different, so the best first step is having someone look at it in person.
Why do old nail heads make sanding harder?
2
Yes. A herringbone field can be bordered with a contrasting species, like walnut, to create a defined architectural line between the pattern and the surrounding room.
This Stamford first floor took one week, start to finish, including a few replaced boards, new vents, a dark stain, and satin water-based finish.
Your timeline depends on the size of the space, the floor's condition, and how many repairs it needs.
How long does it take to refinish a whole first floor?
3
Does a dark stain work on random-width oak?
4
Yes. A dark stain on oak deepens the grain and makes random board widths and old nail heads part of the floor's classic look.
The right color still depends on your home's light and style.
